Description
Large detached villa located in the small, exclusive development of Ses Falugues on a hillside overlooking the Bay of Aiguablava. Approached by its own drive and set in landscaped gardens with extensive lawns surrounding the swimming pool. Parking for at least three cars in a shaded area. The nearest beach is within walking distance at just 1.1km from the villa. There is also an excellent, high quality, local supermarket and restaurant in the immediate area.The main living accommodation is on the ground floor. The build quality, fixtures, fittings and contemporary furnishings are of a high standard throughout.
In the centre of the house, accessed by large double French doors, is a modern fully fitted open plan kitchen / dining room benefiting from stainless steel appliances including an American style fridge-freezer, a `range` cooker with extractor, dishwasher and microwave.
Next to the kitchen is a very spacious sitting room furnished with modern, comfortable sofas and easy chairs of high quality and an open fireplace. Entertainment here is provided by a large LED smart TV (38 inch/ 976mm) with over 2,000 international channels (Main UK, Sp, Cat, Fr, USA, German, Swiss, Scandinavian, India, Pakistan, Belgian, NH etc),Sky, movies (over 18,000), internet Apps for Netflix etc, 14 day playback, music (2,000 albums), Digital Sp/ Cat TV, and Moviestar TV.

Doors from the living room and kitchen give access to the bedrooms via passageways either side.
BEDROOMS AND BATHROOMS:
There are three double bedrooms and two twin bedrooms each with quality beds, tables and wardrobes. Each bedroom has an en-suite bathroom or shower room, ceiling fan and double doors to the terrace and garden. Two of the bathrooms also have separate power / massage showers.
BASEMENT - GAMES ROOM:
Internal stairs from the hallway lead down to the spacious basement where there is a utility room housing the washing machine and tumble dryer. In addition, there is a large games room with table tennis, table football and an American pool table.
FIRST FLOOR:
The first floor offers a small seating area which extends to a full roof top solarium, ideal for relaxing and taking in the magnificent views of the surrounding mountains and the Mediterranean coastline.
TERRACES:
French doors from all the bedrooms, the living room and kitchen/dining room lead out onto a full length terrace having steps to an expanse of well kept mature gardens and lawn.
SWIMMING POOL:
The 12m x 6m swimming pool with Roman steps for safe easy access, is set in well kept lawns. Sunbeds and parasols are provided to relax by the pool.
BBQ:
A brick built barbecue and terrace furniture is provided to experience `Alfresco` dining in this wonderful setting.
The beach next to Fornells harbour and its 5* hotel along with the golden sand beach of Aiguablava with waterfront restaurants is just a few minutes by car or it is possible to walk.
Water sports- diving school (10 mins walk), motorboat hire from beautiful nearby port of Fornells (15 mins) and kayaking from Aiguablava beach (12 mins).
The charming historic castle town of Begur has an outstanding choice of restaurants, tapas bars, cafes and a bustling weekly market selling fresh fruit and vegetables and a host of other items including clothes.
There are specialist shops scattered amongst the narrow cobbled streets creating an enchanting place to explore. With several late night cellar bars and a lively atmosphere in the high season this town has appeal for all ages.
